I bring more than 20 years of experience in commercial real estate finance, with extensive expertise in arranging debt through Life Companies, Fannie Mae, Freddie Mac, HUD, USDA, CMBS lenders, bridge lenders, banks, and credit unions. My background includes structuring a broad range of financing solutions, including construction loans, permanent loans, construction-to-permanent loans, bridge loans, and participating loans—where the lender serves as both capital provider and investment partner. Throughout my career, I have placed billions of dollars in commercial loans across all major property types, including multifamily, industrial, retail, office, self-storage, hospitality, assisted living, and various special-use assets. All transactions have been executed within the United States, covering most major markets. I can assist you in several key areas: Determining the right financing structure for your property and investment goals. About Zac
Zac Barber is an Executive Director at Bonneville Real Estate Capital with 20 years of experience in commercial real estate finance. He started at the company as a runner and worked his way through servicing, underwriting, and production roles—giving him a rare, full-spectrum understanding of the lending process. Zac specializes in placing commercial loans with life companies and has deep experience across multifamily, industrial, retail, hospitality, and self-storage properties. His focus is helping clients structure smart, long-term financing strategies backed by strong lender relationships and two decades of market insight. Zac also owns, manages, and invest in commercial real estate properties.
Why do I coach?
I’ve spent 20 years in commercial real estate finance, working my way through almost every role in the business. Along the way, I’ve gained a level of knowledge and perspective that I know can genuinely help people—and that’s why I want to coach others. First, I’ve learned the hard lessons. I understand underwriting, servicing, risk, market cycles, and what truly makes a deal work. Coaching gives me the chance to share that experience so others can avoid costly mistakes and speed up their learning curve. Commercial real estate can be overwhelming for beginners—there’s a lot of jargon, mixed advice, and confusing structures. I enjoy taking something complex and breaking it down in a way that makes sense. If I can help someone feel confident analyzing a deal, that’s meaningful to me. I also want to play a role in developing the next generation of investors. With the right guidance, people can build long-term wealth and stability through real assets. It’s incredibly rewarding to watch someone make smart decisions, close their first deal, or secure great financing because of something I taught them. Another reason is simple: I love this business. After two decades, I still enjoy talking about deals, markets, and strategy. Coaching allows me to combine that passion with helping others grow. Finally, this is a way for me to give back. I’ve had mentors throughout my career, and I want to pay that forward by supporting people who are serious about learning commercial real estate the right way. Coaching lets me share what I know, build new relationships, strengthen the industry, and help people succeed—and that’s why I’m doing it.
